In the mature neighbourhood of Killarney, these city blocks are filled with generations of families and its reputable schools and community centre.  Our 4000+ sq. ft. craftsman design home comes with big features such as the front verandah and robust columns.  Being in the City of Vancouver, the design needed to fit urban expressions and less of a country vibe, and we achieve this by articulating the main roof gable design with both the main and upper floor levels.

Modern Craftsman

A wonderful couple from the Renfrew Heights neighbourhood decided it was time to build a new home on their property in Vancouver.  After a couple of initial meetings, we finalize the wishlist and set the parameters for this modern craftsman design!  Like most of our clients, building a new home is a big endeavor but they put their complete trust in our services!  This was evident, especially during the construction stage as they did not deviate from our design!

We continued our services to the same wonderful couple and designed a second building in the Renfrew Heights property.  This unique loft-design laneway house provides the perfect modern lifestyle for any young professional.  Despite its small size, this loft has a sound mix of function and flow!

Strathcona Living

We were awarded a rare opportunity to design a two-unit dwelling in Vancouver’s historic Strathcona neighbourhood.  Our development involved a complete demolition of the existing old building.  This doesn’t happen often because most homes are part of the Strathcona neighbourhood legacy.  With that said, it was prudent we capture the historic architectural features for the new development and reflect the silhouette of existing nearby buildings.  In addition, we also combed through the zoning bylaws to find a clause that would allow our design to reach the maximum floor area possible.

Side Treatment

We were challenged with a project to combine style and function x 3.  Our client requested a “boxy” look, so we designed a modern structure with clean lines and plenty of 90 degree angles while keeping it minimalistic.  Within this architectural work of art, is a secondary suite.  As a corner lot, we strategically designed the suite entrance directly facing the adjacent street to enhance curb appeal for the renters.  In addition, we also comfortably fit a laneway house on this standard sized lot.

Seasonal Expansion

Perfectly crafted for a family of four.  This new one and half storey infill in Vancouver is tailored to a young couple with their two children.  The home is stratified in a parcel with an existing character house dated over 100 years ago.  And this is what makes an infill unique as it can only be considered by the Planning Department if there is an existing building with character merits.  An opportunity like this doesn’t always come around and when it does it’s the best of both worlds; an affordable stand-alone home in the City of Vancouver.

Riley Residence

The clients of this next custom home wanted something unique in their city block, which already contains a handful of different types of styles.  The approach was to create a contemporary look in the Riley Park neighbourhood.  During our meetings, we went through a series of alterations but in the end, they put their trust in our business and vision for the interior layout and exterior facade.  Upon completion of the construction stage, they received compliments of their new home from others which say a lot considering the risk in this type of design.

Nineteenth West

In this next piece, it was all about keeping it in the family.  During the design stage, our discussions were about how to house a growing family but also plan for various stages of life to come.  With the family expanding, we knew it would be prudent to take advantage of the exempted floor area over the maximum allowed written in the local bylaw.  Every inch of this home was designed to meet the daily use for the owners and this includes a luxury suite for a family member.

House on Capitol Hill

We met a family who loved to throw parties, so our custom residential design revolved around the concept of Entertainment.  To optimize the space for gathering and socializing, we reversed the conventional house layout by placing the kitchen as the central hub on the second floor as the homeowner wanted to share the spectacular view with friends and family. To further enhance it as the focal point; the dining area, living room and outdoor patio can easily be converted to a single social lounge to accommodate large family gatherings by folding up glass panels.  The top floor is successfully designed to maximize the view of the beautiful city and create a synergistic atmosphere when the three separate spaces are combined.

Bringing character back into the neighbourhood!  We couldn't be more elated to present this timeless piece of work in the 21st century.  

Duplexes

As a duplex, we utilized a front/back orientation to create an asymmetrical character from every angle viewed from the street.  Each unit is optimally designed with the front unit slightly larger and greater street appeal while the back unit offers two large decks facing the backyard.

We successfully submitted the conditional application to the City of Vancouver.  This process requires two permit submissions resulting in satisfying the city’s design guidelines.
